Erwa Yemeni Coffee owner wins approval for covered patio at 109 North Murphy Road

The Planning and Zoning Commission approved a site plan Dec. 4 for a covered patio at 109 North Murphy Road, part of the Walmart addition in the Evans Crossing center. Reagan, planning staff, described the request as "the approval of a site plan to add an approximately 1,500 or so square foot patio" that would remove seven parking spaces and result in a parking ratio of about one space per 101 square feet; staff said that still exceeds the typical retail standard of one space per 150 square feet.
Applicant Noman Azer, co-owner of Erwa Yemeni Coffee, told the commission the shop's interior occupancy is 92 and that Friday and Saturday nights often fill the space. "Our goal is just with the patio to bring the community together a little bit more," Azer said, describing plans for a transparent polycarbonate roof, a three-foot masonry knee wall to match the building and portable heating for winter months. Commissioners asked about tinted roofing, interior access and ADA compliance; Azer said the patio will not create a cut-through to the interior and he would consider tinted material to reduce heat in summer.
