Board reports multiple downtown permits; 217 Main Street to become L.I. McGrath’s Irish pub

Trustees heard a string of building updates: a Special Use Permit approved for a 7‑11/Sunoco project, construction permits issued, and plans reported for new businesses including L.I. McGrath's at 217 Main Street (temporary C/O issued Nov. 14) and Pour Authority adjacent to 335 Main Street.
The Building Department told the Board that ZBA‑approved plans for a 7‑11 and Sunoco resulted in a Special Use Permit approved by the Board and that construction drawings were received and a permit issued.
Staff also reported several downtown business moves: 217 Main Street is slated to reopen as L.I. McGrath's, an Irish pub, with a temporary certificate of occupancy issued Nov. 14 and a Special Use Permit hearing scheduled for the evening. A lease for The Pour Authority has been executed for space adjacent to 335 Main Street and the building department expects an application for that location. Toretta Estates had three building applications for remaining lots sent to the Planning Board and those minutes are under review; building permits are expected to be issued soon.
Board members reiterated the need for follow‑up on storefront/signage compliance across Main Street and the Downtown Business District, including percentage window coverage, ATM signs and unapproved digital/rolling message signs. Staff said illuminated/framed 'open' signs are permitted and will continue enforcement and follow up.
