Commission grants retaining-wall variance for Delta Academy expansion

The Planning Commission approved a variance (VN3-2025) on Aug. 13 to permit higher retaining walls for the Delta Academy expansion due to steep site topography. Staff explained the request would allow a stepped system of decorative retaining walls — a 10-foot maximum retaining wall plus a 4-foot screen wall for a combined 14-foot height in locations where the code allows lower heights — and recommended approval with conditions.
Lexa Green, representing Delta Academy, described the three-tier wall design with landscaping between tiers to lessen visual impact. Green said grading-permit applications are expected in September or October with phased construction to limit disruption during school sessions; the applicant anticipates completing much work over one year with efforts to protect students when school resumes. Commissioners voted to approve the variance by voice vote.
