Planning commission approves two-year extension for Decatur/Grand Teton commercial site

The City of North Las Vegas Planning Commission voted Aug. 13 to grant a two-year extension for SUP292023, a previously approved special-use permit that would allow a mini-warehousing establishment and a vehicle-washing facility on a 4.35-acre site at the northeast corner of Decatur Boulevard and Grand Teton Drive.

Planning staff described the site as C-1 (neighborhood commercial) and said surrounding development has advanced since the 2023 approvals. Applicant representative Laura Drea, speaking for JA Kennedy Development, said the original approvals followed “lengthy deliberation” and outreach and asked for more time to avoid redoing a layout that neighbors had accepted. "We would appreciate another 2 years to make this happen," Drea said.

A resident who lives in the adjacent West Wind community, Ian Brown, told commissioners he and other neighbors support the extension because the current proposal was the most realistic and least intrusive option after previous proposals that residents found less acceptable. After brief commissioner questions about past timelines and why permits were deferred, a motion to approve SUP292023 carried on voice vote.

The staff report noted that some landscape and screening items (foundation landscaping, parking-lot landscaping and 50% ground cover) and masonry screening details for the storage area will be resolved at the building-permit stage. The approval was limited to the time extension for the previously approved project; no new uses were authorized beyond those in the 2023 approvals.
