Mike Williams presented a proposed text amendment to Chapter 36, recommending that accessory building size be set at 60% of the primary residence or 1,200 square feet (whichever is greater) and that the amendment apply to residential zones beyond the shoreline-only RI zone. Planning Board revisions extend the measure to all residential zones except R4, which already limits accessory buildings to a maximum combined area of 600 square feet and two structures.
Commissioner Patrick Bryant moved to set a public hearing on the amendment for June 9, 2026; Commissioner Scott Doster seconded and the motion passed unanimously. Staff recommended excluding R4 from the amendment to preserve limits on the smallest lots.
