The commission voted 10–0 on June 8 to recommend approval of SUP 2026-00013, which would allow a four-story, 124-room Studio Res hotel on 2.84 acres at 11011 Cody Street, subject to stipulations A–V.
Staff noted the site is zoned CPO (office) but that lodging is an appropriate use under the city's Framework OP commercial hub designation; staff also identified design discrepancies with UDO design guidelines (exposed downspouts, insufficient masonry) and included stipulation G to require revisions at final development plan. Aaron DuBois said staff and the applicant agreed building elevations and lighting will be reviewed at the FDP stage.
Applicant representative Eric Byrd, appearing for developer TTC Group, confirmed the team is agreeable to architectural stipulations and the use of masonry and appropriate materials to fit adjacent office complexes: "The applicant is agreeable to that stipulation." (Eric Byrd)
Commissioners supported the project’s location and access, and Commissioner Masilonis moved approval. The item will be on the July 6 city council agenda for final action.
