Council affirms 70-foot minimum lot width for now, pushes clarity on variances

Councilors reviewed proposed amendments to the Unified Development Code addressing single-family lot width and residential street pavement width, then polled members on whether to roll back the 70-foot lot minimum adopted last year.
Mohammed reminded the council of recent ordinances that raised minimum lot width to 70 feet and pavement widths to 36 feet. Councilor Jessica Jarmelo Moreno said she had opposed the 70-foot standard at the time and warned against offering variances or land swaps to favor particular builders: "I don't want to appear that we're giving favoritism to anybody," she said. Several members responded that the council has the variance process available but expressed reluctance to change the ordinance on a piecemeal basis.
After discussion about market demand and the potential effect of pushing builders into the extraterritorial jurisdiction, the mayor concluded there was a consensus to leave the ordinance as written. Staff will continue to process variance requests through the standard procedure and will bring any specific developer proposals back for separate consideration.
