Planning staff recommended the City Council approve a variance to allow two commercial dumpster enclosures at 505463 Peach Tree Road (PZ20261630), noting the 25,000-square-foot structure built in 1971 sits adjacent to the property line and has no usable rear yard. Matt, the staff presenter, said staff "finds that this site has unique physical constraints, namely the lack of a rear yard or compliant location in which to place the dumpsters and finds that strict application of the ordinance would create an unnecessary hardship." The staff presentation also said the proposed enclosures would screen the dumpsters from public view and be constructed of compliant materials (wood with metal joints) and built to a height consistent with the UDO standards.
The mayor opened the public hearing after the presentation; no proponents or opponents spoke at the hearing. The staff recommendation and photos shown at the meeting were presented as the basis for the variance request. The council did not vote on the variance during the work session; the item remained on the public hearing docket for decision at a later meeting or as part of the council's zoning deliberations.
