Applicant says project will remove 25,160 sq ft of impervious surface and add water-quality measures

Alliance Residential told the board the project removes about 25,160 sq ft (≈0.578 acres) of impervious area from the Peachtree Creek floodplain and will install onsite water-quality treatment to prevent oils and debris from discharging directly into the creek.
During the presentation, Alex Brock, land-use attorney for Alliance Residential, said the site currently lacks stormwater treatment and that the project will reduce impervious cover in the floodplain. "In fact, we are removing approximately 25,160" the applicant said as staff and the team described replacing parking-area runoff with pervious landscaping and water-quality measures.
Board members pressed the applicant on the stream-buffer variances and limits to in‑stream work; staff noted cleanup that does not require additional land-disturbance permits is allowable under the UDO and recommended that the applicant provide basic on-site creek cleanup where permissible. The board incorporated that direction into one of five advisory conditions to forward to council.
