Board OKs extra signs for rebuilt Sheetz at 236 W. State St.

The Board of Zoning Appeals voted March 17 to approve variances allowing additional wall and canopy signs for Sheetz Inc. at 236 West State Street as part of a planned demolition and rebuild.
Shane Howard told the board the application showed six total signs; two signs qualified under zoning rules but the canopy and additional wall signs on the south and east facades required a variance under Sec.1134.06 (a) Table 2 & (c). Howard said staff and applicants worked out monument sign issues, but signs on multiple facades and canopy locations put the proposal over the allowed number.
Diane Calton, representing Sheetz through Land Development Council, said the company typically tears down and rebuilds stores on a roughly 15-year cycle. "They're ready to close the store on April 6th to tear down and start rebuilding. It will take about five months, and then they'll be open later this year," Calton said, describing the site's multi-street frontage and circulation as justification for additional signage.
Board members asked about sign size and canopy profile; Howard said canopy signs are smaller than existing canopy signage and do not protrude above rooflines. Members noted similar approvals on other multi-frontage sites and discussed driver wayfinding across four street frontages as a practical consideration.
Mike Aeling moved to approve the sign variances and Brent Barnes seconded the motion; the board voted unanimously to grant the variances. The applicant may proceed with demolition and rebuilding plans subject to any administrative sign conditions required by staff.
No members of the public spoke against the request during the hearing.
