The Avon Planning Commission on Feb. 18 approved a minor modification allowing Picks LLC to build a 5,816‑square‑foot addition at 35715 Detroit Road, contingent on recording a lot consolidation with Lorain County. Jay Pickering, the applicant, described the proposal as a "simple pole barn" that would be used "for storage and to support their business operations (Exhibit 1‑Drawing)." The motion passed with a unanimous vote.
Planning staff recommended the contingency requiring the lot consolidation to be recorded before construction. Commissioners raised practical concerns about siting the building on or very near a property line; Scott Radcliffe noted maintenance of a zero‑setback rear wall could be difficult, and staff asked the applicant to obtain written permission from the adjacent property owner. The commission voted to suspend the rules and approve the modification (motion by Scott Radcliffe; second by Mayor Bryan Jensen; vote: AYES all).
