Commission adopts Holly Hill 2050 comprehensive plan and approves Fox Point PUD amendment

The commission approved two land-use items on second reading: adoption of the City of Holly Hill 2050 comprehensive plan (Ordinance 3,092) and approval of the first amendment to the Fox Point multifamily planned-unit development agreement (Ordinance 3,100).
Staff said the comprehensive-plan adoption addresses Department of Commerce comments and includes minor edits and several substantive clarifications: an updated objective to coordinate long-term economic-development planning, extension of the utilities planning horizon to 2050 to match projected water and sewer demands, removal of duplicated coastal-management language, and consolidation of mixed-use categories in the public-school-facilities element. Staff recommended adoption, noting the department of commerce raised no objection that would block adoption. The ordinance passed on second and final reading 3–0.
Senior planner Josh Steele summarized the Fox Point PUD amendment: the developer seeks to convert an interior utility space to a residential unit and allow an accessory structure adjacent to the building; the site plan was added as an exhibit to the ordinance. The PUD amendment also passed 3–0.
