Economic development director highlights 80-acre JEDD site and state certification work

Jeremy Rowan, the city's economic development director, briefed council on efforts to ready a roughly 80-acre parcel in the city's Joint Economic Development District (JEDD) for potential development.
Rowan said the Rini family has funded due-diligence—wetland and cultural-resource studies and other site work—that placed the parcel into Team NEO’s Right Site pipeline. "I give a lot of credit to the Rini Family, including Chuck Rini, Jr., who has completed a lot of this work at their own expense which has elevated the 80 acre site within the region's pipeline of projects and sites and also at the state level," he said. Rowan added the 80 acres is the most marketable portion of the larger JEDD because other acreage is constrained by wetlands and hydric soils.
He said the zoning allows office, light industrial manufacturing and warehouse/distribution uses and that data centers have expressed interest. Rowan noted utility capacity and the cost and timing of extending a substation remain obstacles: "There are transmission lines that run adjacent to the property SO there is certainly capacity for the electric but it is finding the cost and timing to establish a sub-station that would feed this type of development. It has been a challenge working with First Energy."
