West Miami board approves window sign for Propel Physical Therapy

The City of West Miami Planning and Zoning Board on July 29 approved a permit for Propel Physical Therapy to install a window sign measuring 36 inches high by 90 inches wide at 5870 Southwest 8th Street, Unit 1. The application was presented as sign permit 2026-0055870 and staff cited Section 22-5 of ordinance number 2013-08 (amending zoning ordinance 282) during the public hearing.
Applicant Jose Martinez, sworn for testimony, said the proposal is limited to the logo on the two-panel window and that no phone number, hours of operation or additional information will be displayed. Martinez said the storefront will use a premium frost to provide privacy for patients while allowing natural light: "We are dealing with patients, and we don't want people that are walking by to be able to see them," he said. He added the frost permits roughly "70 to 80% of sunlight coming in," according to his testimony.
Board members asked whether the frost would obscure identity (answer: shadows and shapes remain but details are not visible) and whether the applicant planned further exterior signage (answer: not at this time). After closing the public hearing the board moved to approve the sign permit; the item passed by voice vote as recorded in the meeting packet.
The decision implements the existing sign rules cited by staff; the board did not direct additional restrictions or require removal at a future date. The applicant may return later if he seeks awning or building-mounted signage beyond the approved window logo.
