Commissioners approve Simmons Valley plats and grant variances for setbacks and local right-of-way

County staff recommended and the court approved final plat actions for Simmons Valley South Entry Road and Simmons Valley Phase 1, a major subdivision located off FM 306. Staff explained the plats provide road access to the subdivision and that the developer holds required water and wastewater permits.
As part of the Phase 1 approvals, staff recommended and the court approved typical variances commonly requested in higher-density developments: reducing building setbacks from 25 to 20 feet for some lots and approving a local right-of-way reduction from 60 to 50 feet on local, non-connector streets (the subdivision retains larger connector roads at 80- and 60-foot right-of-way widths). Staff said the developer provided surety letters and other approvals and recommended acceptance of the surety for road construction and stormwater drainage improvements.
Commissioners approved the final plats and associated variances without extended discussion.
