Commission denies proposed Taco Bell site plan over neighborhood and traffic concerns

A site plan for a proposed Taco Bell restaurant on Gluckstadt Road (presented by Albert Palacios for Pacific Bells, LLC with Taco Bell representatives joining by video) was reviewed March 24 and the Commission unanimously recommended denial.
Staff described the proposal as a 2,241 sq. ft. building to be sited next to a Take 5, with a privacy fence and screening proposed to buffer Red Oak Subdivision. Applicant said the restaurant would not operate 24/7, with closing at 1:00 a.m. Friday and Saturday and 12:00 a.m. Sunday, and that a 25-year franchise lease is in place. The site plan included a lighting plan that staff said would not project onto residential lots. Commissioners, however, expressed concerns over compatibility with adjacent residential neighborhoods, proximity to homes, and the location of an existing turn lane that could cause traffic backups; the Commission voted to recommend denial as submitted. The motion was made by Commissioner Phillips King and seconded by Commissioner Andrew Duggar.
The denial recommendation will be forwarded to the Mayor and Board of Aldermen.
