The Preble County Board of Zoning Appeals on March 24 approved a two-year Temporary Use Permit for Titus L. and Amy M. Steiner to operate a gutter business from a farm building at 4869 Lexington Road.
Titus Steiner told the board he has operated the gutter business for five or six years and had not realized a permit was required. "I started a gutter business there, just off my farm, not realizing I needed a Temporary Use Permit," he said, and explained the operation primarily stores supplies and handles deliveries with occasional customer visits.
The applicant told the board he removed an existing sign after learning it was in the road right-of-way; zoning staff said sign placement remains part of the decision. Curtis Caplinger moved to approve Case 5744 under Section 816.03, Letter O for two years; Jeff Rogers seconded and the motion passed unanimously.
The approval allows the applicant to continue supply storage and deliveries from the farm building as described; any change in onsite activity or commercial signage may require further review by the zoning office and compliance with sign-location rules.
