Boston Property Management presented a plan to demolish a 20‑room, 10‑bedroom rooming house at 94 Greenleaf Street and construct six three‑story townhouse units for sale. Attorney Edward Fleming said the density is consistent with nearby multifamily properties and described unit mix and parking (12 spaces total). Architect Glenn Hoffman and engineer Jim Burke detailed floor plans, garage layouts, stormwater infiltration chambers and site grading.
Neighbors, including a letter from Herman and Janice Lumpkin, and in‑person commenters raised concerns the 12 parking spaces may be insufficient for six townhouses and that additional surface parking or fewer units should be considered. Board members pressed on deck sizes, rear setbacks and snow storage; civil engineer Jim Burke said soils provided good infiltration and that the team captured proposed impervious area runoff in chambers. Planning staff reported outstanding comments and recommended a one‑month continuance; the board voted to continue to September 9 so the applicant can respond to peer and department review and incoming abutters' letters.
