The Planning Board approved a two‑lot subdivision to separate the commercial and residential components of a previously approved site plan at 1461 Hooksett Road (47 Thames Road). Doug McGuire (the applicant) said the subdivision is primarily a banking and title housekeeping measure: the commercial portion is occupied and the southern residential piece (previously approved for a 16‑unit multifamily building) will meet the minimum frontage and lot size requirements shown on the plan.
Planning staff reviewed dimensional compliance, frontage and required setback details; board members asked staff to confirm the proposed building envelope is outside wetland buffers and to require monumentation at the new lot corners. The board made findings that the plan met local development regulations, that vehicle and pedestrian access are adequate and that the wetlands delineation is represented accurately. The motion to approve included conditions (items 1–9 noted by staff), monumentation requirements and time limits for fulfilling outstanding items. The board also noted impact fees have been assessed for the residential component and must be paid at the appropriate time.
