Resident reports water intrusion; Board says drain tiles an HOA matter

Lynde Sorensen, an Oak Run resident, told the River Ridge Community Development District Board on Oct. 22 that moisture beneath her home's slab had caused buckling in the master bedroom floor and mold concerns. "I need help to get the downspouts farther from the home, and to install the drain tiles," Sorensen said, describing inspections that found high moisture levels but no plumbing or HVAC leaks.
Board Chair Bob Schultz said the CDD might address ponding water but that installing drain tiles is most likely a neighborhood (HOA) responsibility. "Drain tiles are most likely a neighborhood issue," Schultz said. Staff and the homeowner discussed a foundation specialist's recommendation to add sealant, perimeter drain tiles and 5- to 10-foot downspout extensions after noting that heavy rainfall had submerged underground downspouts behind her unit.
District Engineer Charlie Krebs told the Board the drainage was not originally installed because the location was once an indigenous preserve and later rezoned as Club land, so it is not part of the water-management system. Sorensen said she hopes the CDD, the HOA and the golf course can coordinate a solution; staff and supervisors agreed to provide information to the HOA and to keep the issue on the agenda if further coordination is needed.
