Opterra presents two GMP options for Mendota track, turf and tennis-courts project

Opterra presented two guaranteed-maximum-price options for replacing the football turf and addressing the district's track and tennis courts, the committee heard on April 16. "Option One is $1,230,530, which includes the football field removal and turf replacement with (Tencate Helix Material) and track re-surface. Option Two is $2,737,878, and it includes the removal and replacement of tennis courts, re-surface track, and football field remove and replace turf," the presentation materials stated.
The presentation said the firm provides master planning, full-service project and construction management, and a GMP delivery model intended to avoid cost overruns and change orders. Staff and committee members discussed technical requirements: the tennis courts do not meet IHSA and NFHS size and slope standards and would need enlargement, which in turn requires relocating an electrical service box and an equipment shed. Opterra recommended a moisture-control and base solution that removes existing aggregate and installs a 12-inch deep aggregate base over compacted subgrade with an underdrain system to improve stability and drainage.
Opterra also described track warranty and material choices: a three-year materials-and-workmanship warranty for the track surface (third-party) and a recommendation of Tencate Matrix Helix spiral fibers for turf resiliency and reduced migration, with a 10-year manufacturer warranty. The firm noted possible alternates including Tencate Maxflo shockpad or FieldTurf Core 1. Committee members asked several follow-up questions and asked staff to contact the Opterra engineer for clarifications; after discussion the committee did not issue a recommendation to the full board at this meeting.
