Kaufman County Commissioners Court approved an appeal of a development-support committee denial and granted a frontage/911-addressing variance for parcel ID 246893 after testimony from the owner and a representative. Amy Ladue, speaking on behalf of the owner, said the purchase happened without disclosure of the permitting constraints and asked the court to allow a small retirement cabin so the owner could live near family.
Staff had told the court the committee denied the variance because the lot did not meet frontage and usable-space requirements: there was roughly 20 feet of frontage (below the minimum) and a pond/wetland at the rear reduced the usable acreage needed for septic and building placement. Staff explained multiple outstanding nonconformities would have been required to approve the request, and "the committee found that they could not approve that in good conscience because of the other variances that would be required and they denied the variance." The appellants representative replied that the buyer had no notice of those limits and that the surveyor was no longer available to clarify the matter.
A commissioner recommended "not to deny" the variance; a motion was made and seconded and the court voted in favor. The judge instructed the parties to pursue additional frontage from neighbors if possible to avoid future permitting problems. The record shows the court approved the variance at that hearing.
