Land Services staff presented a request to approve a preliminary and final conservation-design plat for Butternut Point of 2025 on parcel 68140586 in Section 14 of Ideal Township. The plat would convert the old resort into seven individual lots and one outlot, with common open space managed by a homeowners association (HOA). Staff noted that a 2001 conditional-use permit for resort conversion includes conditions that staff recommended be carried forward, with an amendment to one condition for clarity.
Staff told the board the Planning Commission and Board of Adjustment held a public hearing March 20 and recommended approval with conditions, including eight mooring spaces, adherence to prior permit conditions (with a proposed amendment), and recorded HOA covenants at the time of plat recording. Commissioners asked whether short-term rentals were allowed; staff said the HOA documents reviewed by staff currently prohibit short-term rentals but an HOA could amend those documents in the future and would then require licensing.
The board approved the preliminary and final plat(s) consistent with the planning commission recommendation and the conditions described by staff.
