The Crow Wing County Planning Commission approved a conditional use permit allowing Franklin Outdoor Advertising to install an off‑premise sign on property owned by Versatile Property Enterprises at 5435 Birchdale Road in an unorganized territory north of Brainerd. Staff said the site meets commercial zoning requirements, the certificate of survey was filed 01/24/2025, and the file includes documentation that an existing sign was removed from another parcel to avoid a net increase in sign count.
Chris explained conditions proposed for the permit: proof the existing sign at the referenced Bay Lake Township parcel has been removed, construction per the submitted survey and height limits, access permission for county inspections, and permit approval from Land Services prior to construction. Applicant representatives from Franklin Outdoor confirmed regulatory boxes had been checked and had no additional comments for the commission.
Commissioner Rock made a motion to approve the CUP with the findings and conditions; the motion was seconded and approved. Staff will monitor compliance with the survey specifications and height and set a requirement that the existing sign removal be documented before a permit is issued.
