The Bryan City Council voted unanimously to approve an unsolicited annexation and rezoning request covering roughly 25.59 acres near the northwest intersection of West State Highway 21 and Smitana Road.
Martin Zimmerman, director of development services, told the council the proposal would place retail and Innovation Corridor frontage along the highway with higher‑density residential behind it, and that both staff and the Planning & Zoning Commission recommended approval. "Staff recommends approval of the request as as as the planning and zoning Commission," Zimmerman said during his presentation.
Mayor (presiding) opened a public hearing, and when no members of the public signed up to speak the council closed the hearing and moved to approve the application. The motion carried without recorded opposition. The approval allows the property to be annexed into the city and rezoned to the Innovation Corridor and a high‑density residential district under the patterns described by staff.
Council members thanked staff for the planning work and noted the development fits anticipated growth in the area. Next steps include finalizing legal descriptions and updating the city zoning map.
