The Commission voted to accept the Jeffrey L. Demary Lot Line Revision Plan application as administratively complete (motion by Paul Holleran, seconded by John Wright). The applicant's surveyor, David Lentz, discussed relocating a private right-of-way: the plan proposes eliminating an existing 35-foot right-of-way and creating a new 40-foot private right-of-way farther south to serve tax parcels 57-16-13-0-003 and 57-16-13-0-020.
Commission members reviewed five exception requests to the SALDO and voted to request seven specific modifications from the Board of Supervisors: exemptions addressing minimum lot-size/frontage requirements for Lots 1 and 2 (post-subdivision acreages .5760 and .5461), exemptions for building setback nonconformance on Lot 2, a waiver to allow a 40-foot private right-of-way (SALDO requires 50 feet), and a waiver to permit the surveyor's preferred drawing scale. The Commission also listed required plan corrections including instrument numbers, labeling the water line 'public', showing the holding-tank distance to the ROW, adding Highway Occupancy Permit language, and adding signature nomenclature for Planning Commission review. The Commission indicated the item will return after the Township SEO inspects the holding tank and requisite waivers are filed.
The Commission's recommendations will be forwarded to the Board of Supervisors for formal action; several plan items (e.g., Non-Building Declaration for Lot 3) were deferred until the SEO inspection is complete.
