Assessment staff identified several high-value industrial and energy parcels that account for a large share of the county's commercial assessment base. The presenter said the natural gas and crude-by-rail facility outside Freiburg has an assessment just under $50,000,000 and rose about $700,000 from 2025. "And then the land value is 1.7," the presenter said of the site's land component while noting other large assessed properties such as the Davis refinery site at $5,700,000 and saltwater disposal sites totaling about $1,100,000.
A committee member asked what the county might receive in tax revenue from a $3,000,000 site (Chimney Butte); the presenter provided an estimated annual tax yield of approximately $18,500 (quoted in meeting text). The presenter also noted that central assessments finalized by the state will further affect the total county tax base.
