Staff told the commission the proposed space is 1,700 square feet of a 6,500 square‑foot building in marine industrial shorelands, requires no physical alterations and does not preclude future water‑dependent uses. Staff said the application met all applicable conditional‑use criteria and that the city received no public comment. "I think this is a a great use of the building," Commissioner Chris Womack said during deliberations.
Commissioners adopted the staff findings and conclusions and approved the request by voice vote. The approval carries conditions: the applicant must obtain all required permits, including a change of use through the building division, may be subject to system development charges, must obtain a sign permit before installing signage, and must return for review if there are significant changes to the proposal. Staff noted the permit will void after two years unless substantial construction or the approved use begins; the Community Development Director may extend the permit for an additional year on request, and subsequent extension requests will come back to the commission.
Why it matters: The commission framed the decision as reuse of a long‑vacant building in a commercial area, and cited state planning policy in support. The approval clears the way for Travers US to begin permitting work required to operate from the new site.
