City staff listed three variances requested for the proposed church site: a reduction of an AG‑1 100‑foot setback to 50 feet along the west property line; permission for temporary grading and land disturbance inside a 25‑foot undisturbed buffer and 10‑foot improvement setback along the west property line (VC‑25‑0003); and reduction of a 50‑foot undisturbed buffer and 10‑foot improvement setback to a 20‑foot undisturbed buffer along the rear property line.
Applicant representative Dwayne Wood said the lot’s width, existing slopes and detention needs drove the requests. "But AG 1 in Johns Creek puts a 100 foot buffer in there, so the 50 foot is more commiserate with what you would see in a typical commercial zoning," Wood said. He also noted approximately 1.85 acres of the site will remain natural and unbuilt to preserve buffers and steep areas. Wood framed the variances as engineering responses to the site topography rather than programmatic changes to the church’s intended uses.
