Ruchi Agarwal, planning and zoning manager for the City of Johns Creek, opened a public participation meeting and announced one land‑use petition: Special Use Permit SU‑25‑0001 and three concurrent variances for a church campus on three parcels along Jones Bridge Road.
Dwayne Wood of RDW Real Estate Company, speaking for Christ Fellowship Church of North Atlanta, read a prepared statement saying the congregation has served Alpharetta, Roswell and Johns Creek for seven years and described planned uses as weekly worship, Bible teaching, children's ministry and occasional community gatherings. "Christ Fellowship Church is a local church that has been serving the Alpharetta, Roswell, and Johns Creek communities for the past 7 years," Wood said. He added the church does not plan to operate "a daycare, a school, a formal counseling center, or transitional housing on this property." The applicant said the site is about 4.872 acres (the presentation also referenced the site as about 4.9 acres) across three tax tracts at Jones Bridge Road and proposes a future 22,500‑square‑foot building after phased construction.
The application seeks three variances: reducing an AG‑1 100‑foot building setback to 50 feet on the west property line; allowing temporary grading and disturbance within a 25‑foot undisturbed buffer and a 10‑foot improvement setback along the west property line; and reducing a 50‑foot undisturbed buffer and 10‑foot improvement setback to a 20‑foot undisturbed buffer along the rear property line. Agarwal said the presentation was recorded and the meeting proceeded to an unrecorded question‑and‑answer session after the formal remarks.
The meeting did not include a vote; staff took the applicant presentation and opened the floor for questions and more candid discussion following the formal, recorded portion.
