The Planning Commission reviewed a land development plan from applicant Bob Schlemmer, with Cenkner Engineering representatives John Cenkner and Jason Beranek, for a wedding-venue facility located off Hornock Drive and U.S. Route 22 on several tax parcels (57-15-00-0-202, 57-15-00-0-203, 57-15-00-0-067, 57-15-00-0-098). During the discussion, the Commission and Township professionals raised multiple technical and regulatory concerns: the proposed parking area appears to encroach onto an adjacent parcel, the plan does not clearly identify parcel boundaries nor required building setbacks (40' off Route 22, 30' off Hornock Road, 15' side/rear), and the off-street parking layout (space counts and dimensions) was not fully documented. The applicant stated the facility will hold "250 people."
Township Engineer Doug Regola and the Township Solicitor Ryan Thomas recommended potential remedies including lot consolidation or a side-lot addition to eliminate the parking encroachment, clarifying site-plan sheets (title, site, general notes), submitting a stormwater management plan for Township Engineer approval, securing WCCD erosion-and-sedimentation control and NPDES permits, and obtaining MAWC verification of water availability. The Commission voted to table the plan and advised the applicant to submit the listed revisions and required permits; Solicitor Thomas also noted that the property's Agricultural Security Area designation does not itself prohibit development but does not address whether conservation easements or Clean and Green restrictions apply.
