The Planning Commission reviewed the Penn Home & Farm Plan of Lots and an adjoining-property concern raised by John and Patricia Kilpatrick and an adjacent resident, Mrs. Wineman. The commission voted to accept the application as complete but identified several required corrections to the plan: missing tax map parcel numbers, an incorrect post-subdivision acreage calculation (57-12-00-0-021 after-subdivision acreage should read 10.3 not 10.03), owner names and addresses, and the need for a driveway permit for access onto Mark Drive. The Commission recommended the applicant submit a written modification request to the Board of Supervisors to retain a 25-foot setback as outlined in the Garden Court Plan of Lots so the Commission can act at a later meeting.
Township Solicitor Ryan Thomas advised that the SALDO does not allow grandfathering of setbacks and recommended that the setback modification be treated separately from other plan conditions so the Supervisors can decide without affecting other approvals. The Commission listed specific plan edits required before final approval, including correcting owner certification forms, deleting an outdated "50' street unimproved" label and replacing it with "Remaining 25' Portion of the Vacated Roadway," and adding a revision number and date to the plan. The motion to request the modification passed unanimously.
