Kingston Lakes phase 2 rezoned to MRD1; developer cites DOT turn lane to manage traffic

Staff described a future land use change and rezoning request for roughly 18.73 acres along Highway 905 as phase two of Kingston Lakes. The request would add 30 single-family homes (MRD1) and would be combined with adjacent parcels to create 93 homes in total when considered with the previously approved phase; staff said the project incorporates sustainable elements including sidewalks, a pocket park and a 100% increase in active open space and identified about 6.6 acres of on-site wetlands.
Sean Becker, representing R1 Land Company, said the submission follows a prior rezoning and was reduced to MRD1 with a 10,000-square-foot minimum lot size so lots in the yellow area will be about 18% larger than lots in the existing adjacent tract; he added there is an approved Department of Transportation turn lane that will manage project traffic. Public comment was opened and closed with no speakers and the commission approved the future land use amendment and rezoning after staff recommended approval.
The rezoning moves the project to the next permitting steps; any construction will require compliance with DOT and county conditions and with wetland and stormwater requirements.
