Planning Commission approves rezoning from AG to BP and final plat for Butler 4th

The Planning Commission approved a request to rezone portions of Butler 4th from AG (Agricultural) to BP (Business Park) and to adopt the final plat. Applicant representative Craig Bennett told the commission the rezoning covers about 5.05 acres (increasing to about 5.36 acres when Chase Avenue right-of-way is included) and said existing utilities can serve future development.
Bennett described utility availability: "There's a 12 inch water main with, fire hydrant, and valve sitting there that would be able to serve this particular lot," and he noted a 15-inch sanitary gravity main with an 8-inch stub-out into the lot. He told the commission the parcel is out of the floodplain but that on-site stormwater detention will be required. Planning staff recommended approval, noting the proposal is consistent with adjacent zoning and the 2016 comprehensive plan.
A commissioner asked whether annexation would be required; Melissa said annexation would be voluntary and occur only when the property becomes adjacent to city limits. The rezoning and final plat motions were moved, seconded, and approved by roll call.
