The Planning Commission recommended approval of Easement Vacation Number 2026-02 to remove a portion of a platted 10-foot utility easement along the south property line of Lot 1, Butler 2nd (5508 Chase Avenue). Applicant representative Craig Bennett said the easement would otherwise have been a dead end without approval of the adjacent subdivision and that the owner (Stoneflex LLC) is coordinating related filings.
Melissa, planning staff, explained the easement limits building placement because buildings cannot be constructed over easements and confirmed that "no infrastructure is placed within the easement." She told the commission that the vacation is consistent with the 2016 comprehensive plan and recommended approval. A commissioner moved to recommend approval based on the city's findings of fact; the motion was seconded and approved by roll call.
