Commission approves Turkey Creek rezoning and vacates platted front/rear setbacks for two lots; Lot 7 vacation also approved

Craig Bennett, representing the property owners, said the request would change Lots 5 and 6 from RR‑1 PD to RR‑2 PD and asked the commission to vacate the platted 50‑foot front and 50‑foot rear yard setbacks and instead allow RR‑2 minimums (40 feet front, 30 feet rear), while retaining the 25‑foot side yard setback to remain consistent with neighbors. "We're asking to vacate the 50 foot front yard and the 50 foot rear yard setbacks," Bennett said. Staff confirmed the change is consistent with the comprehensive plan and that the lots meet RR‑2 lot width requirements; the commission approved both the rezoning (2026‑10) and setback vacation on roll call.
On a separate item, Bennett asked to vacate Lot 7 (a 1.93‑acre parcel used informally as a soccer field by a local family) so it would return to unplatted status; staff recommended approval and the commission voted to approve subdivision vacation number 2013‑20. The approvals were recorded as separate motions in the meeting minutes.
