Commissioners approve subdivision vacation and plats for property south of 5508 Avenue N

The Planning Commission approved a vacation of part of Lot 1 (Elementary School 2nd edition) to facilitate a two-lot subdivision called Elementary School 3rd edition for property just south of 5508 Avenue N.
A presenter representing General Properties LLC outlined the proposal and said existing utilities — a fire hydrant, sanitary sewer in Avenue N and on-site stormwater provisions — can serve the two resulting lots. "So what we'd like to do here is vacate the south part that which is being developed and come back with a 2 lot subdivision," the presenter said, describing the planned split and noting access to Lot 2 would be finalized at the time of future development.
Staff (Melissa) confirmed the lots comply with the CO zoning regulations and recommended approval of the subdivision vacation, preliminary plat and final plat. Commissioners asked about driveway separation and were told driveway placement and separation will be determined by public works at the time of development. Motions to approve the vacation and both plats were moved, seconded and carried by roll-call.
