The Kearney City Planning Commission voted to approve rezoning case 2025-16 for property at 5808 10th Avenue, moving the parcel from a C1N/PD overlay to a straight CO (Office) district.
Applicant representative Craig Bennett told the commission the request shrinks intensity on the site and aligns the property with an adjacent CO zone. "be combined into this entire lot here for a straight CO, which is a less dense or less intensive use," Bennett said, describing the proposal to consolidate a previously split lot and extend CO zoning to the subject tract.
Melissa, speaking for city staff, recommended approval after reviewing consistency with the 2016 comprehensive plan and noting that CO site-development regulations are designed to be compatible with nearby residential areas. The commission closed the hearing after receiving no public testimony and approved the rezoning on a roll-call vote; the chair declared the motion carried.
The planning commission issues a recommendation; final approval is expected to be considered by the City Council as the next step in the land-use process.
