The Stephens County Planning Commission approved a variance Dec. 2 allowing an accessory structure within the front yard at a lakefront property in Lighthouse Pointe Martin (Parcel 056E023). Staff explained county code normally limits accessory structures to rear and side yards, but noted neighboring lots already have similar front-yard accessory buildings; staff recommended approval, subject to applicable setbacks.
A resident speaking in favor described the purpose as additional covered storage for boats and said neighbors were agreeable: "We wanted to add an additional structure so we could house our boats, for private use for us... Fine with our neighbors." Commissioners asked clarifying questions about separation requirements — staff said the 20-foot minimum applies between principal structures and that there is no separate minimum separation between accessory structures — then moved, seconded and approved the variance by voice vote.
The action will be forwarded to the Stephens County Board of Commissioners for final consideration on Dec. 9 as part of the county's December schedule.
