Planning Commission approves Caldwell Realty plat to split Wards Creek parcel into seven tracts

The Stephens County Planning Commission voted unanimously Dec. 2 to approve a plat review request from Caldwell Realty to subdivide Parcel 050024A on Wards Creek Road (Tekoa) into seven tracts. Staff told the commission the proposed lots meet county requirements, including the 150-foot minimum lot width at the right-of-way and minimum acreage standards, and recommended approval.
"Apart from that, the plat meets all the requirements of our ordinance, and staff recommendation is to approve as requested," the staff presenter said during the hearing. Staff also noted that track 1 is exempt from plat review because it exceeds three acres; the remaining six tracts require planning-commission approval. The presenter said the final plat submitted for recording will include the ordinance-mandated language "adopted and approved by the Board of Commissioners." The Board of Commissioners is scheduled to consider the item Dec. 9 at 6 p.m. for final action.
The commission closed the public hearing for the item after no members of the public spoke and moved to approve the plat by voice vote. The commission's action forwards the matter to the county commission for a final vote at its Dec. 9 meeting.
