The Kearney Planning Commission approved a series of subdivision and rezoning items covering three related development areas: Spruce Hollow Estates 9th edition, Fountain Hill 16th edition, and associated vacations and annexations.
Craig Bennett (Miller Associates) presented Spruce Hollow Estates 9th (22 acres) which includes a vacation of outlot C, rezoning AG to R1, preliminary and final plats (46 lots) and annexation. Staff explained work related to floodplain removal under LOMR procedures and found utilities and circulation adequate. The commission approved each item in separate motions. Bennett also presented Fountain Hill 16th edition (multiple rezonings to R1, R2, and C2 and preliminary/final plats and annexation). Staff recommended approval for all Fountain Hill items based on compatibility with the comprehensive plan and existing infrastructure; the commission approved those motions as well. Commissioners noted that the combined set of approvals represents a significant near-term increase in housing supply.
