The Lake Worth Beach Planning & Zoning Board voted to approve a blanket conditional use permit for Mindful Management LLC covering multiple low-, medium- and select high-intensity uses for two buildings at 2211–2223 2nd Avenue North.
Staff said the blanket CUP would allow future tenants to apply for business licenses without returning for separate use approvals, increasing marketability and turnaround for leasing. The property comprises two buildings with 24 units; staff reported no active code violations and noted that an approved blanket CUP could streamline tenant onboarding.
Applicant Candida Linaros Espinal told the board the complex is currently fully occupied and expects primarily contractors, a printing company and similar low- to medium-intensity tenants. "At the moment, we have contractors. We have a printing company, shutter company. Nothing crazy, and it's 100% occupied," Espinal said. Staff and board members discussed the option to remove outdoor-storage uses from the preapproval if desired; the applicant said there would be no outdoor storage for tenant operations.
A board member moved to approve the blanket CUP with staff-recommended conditions; the motion passed on a voice vote. The approval is limited to the units and requires site-plan review if any tenant proposes outdoor storage or other uses that would materially change operations.
