At its meeting, the North Bay Village Planning & Zoning Board took the following formal actions:
- Item 3a (1460 South Treasure Drive): Motion to recommend denial of the front-yard synthetic-turf variance passed on roll call; the board forwarded the recommendation to the village commission. Staff noted the owner submitted a doctor's note citing allergies; code enforcement reported roughly $91,000 in potential fines if enforcement runs to the magistrate stage.
- Item 3b (7821 Beach View Drive): After discussion of encroachments, easements and variance criteria, the board recommended denial by a 3-2 vote. Staff said demolition would require removal of nonconforming encroachments and that the application failed multiple variance criteria.
Both recommendations are advisory and will be considered by the village commission at a future meeting. Code-enforcement and planning staff will follow up on outstanding permit and enforcement issues.
