An RDA presenter updated the commission on efforts to advance the Sun Drop development, saying the developer intends to form a PID to finance infrastructure and start a bond process once the PID is approved.
The presenter described housing planned for the project as temporary rental units with 5–10 year lifespans that would not be sold initially: "they're temporary houses that are just, like, 5, 10 year limit on them, and they have contract on that... It won't be for sale. They're all gonna be rentals," the presenter said. The RDA representative said engineering and planning details are still being worked through and that the development team hopes to start this summer but may carry construction into future years.
Commissioners emphasized the need to coordinate water and sewer easements and to ensure town approvals allow expansion beyond the developer's property so future growth would not be bottlenecked. The presenter confirmed discussions about annexation for expansion east of the town boundary and said the PID would fund infrastructure so the developer can install water and sewer and then work with the county and town on service agreements.
The commission asked that staff be included in planning discussions and that draft zoning or code changes be circulated for review before formal action.
