Representatives for AutoZone said they will rebuild the store at the same address after a 2024 fire and asked for variances including signage and an exemption from a sustainability feature because the rebuilt site improves pervious area. The applicant told the board the design will keep the existing sign footprint and renderings were provided in the packet.
A neighboring property owner, Philip Dargo, called and said he believes there is a deed overlap and that he has been paying taxes on the paved lot where AutoZone stood; staff confirmed a survey had been provided by AutoZone and legal staff had no objection to taking action on the zoning items but recommended the deed/tax question be handled through property records and assessor review, separate from the zoning decision. The board approved the variances 5–1 with a condition to work with the city building commissioner to obtain permits.
