The planning commission recommended approval of a zoning amendment to change 1120 North Henderson Street from B1 neighborhood business to B2 general business so the applicant may build a car wash, a use permitted in B2.
During public discussion a commissioner asked about traffic conflicts with the adjacent McDonald's when both businesses exit at the same time. The applicant replied: "Absolutely, mister Thomas. What we did is we... we did take that consideration when we did the layout," and noted there is a second point of exit to Olive Street and measures to conserve water and avoid runoff onto the street.
Staff said the surrounding area is currently zoned B1 and the 2019 comprehensive plan designates the area as regional commercial (equivalent to B2). The development review committee recommended approval; the commission moved and recorded a 5-0 vote to forward the rezoning for council consideration (first reading May 5, final reading May 19).
