Planning commission recommends code changes to Title 17, including vehicle-wash separations and liquor-use clarifications

City staff presented ZOA012025, a zoning ordinance amendment to update Title 17s permitted-use tables, use-specific standards, and appeals language. The package would, among other changes, impose a 0.5-mile separation for vehicle washing establishments, limit the number of convenience stores with gas pumps at an intersection, add new height and setback standards for mini-warehouse uses, and refine how liquor uses are classified and processed.
"For vehicle washing establishment, it is 0.5 a mile from the existing one," staff said when explaining the proposed separation standard. Staff also explained removing the commission-level parking-waiver process and relying instead on public-works traffic study approvals to streamline review.
Commissioners praised the clarifications as supportive of consistent review and asked for copies of the comparative data; the commission voted to recommend the amendments to city council.
