Commission approves tentative map and forwards land-use and rezone for Long Mountain single-family subdivision

The commission reviewed a package (AMP10102025, ZN10102025 and TMAP0902025) from Beazer Homes to convert a commercially zoned 4.05-acre site at Lone Mountain and North 5th into a 20-lot single-family subdivision and to reclassify the land to single-family low density.
Tony Lehi, speaking for the applicant, described a tentative map showing 20 single-family detached lots with lot sizes ranging from about 6,500 square feet to over 10,000 square feet. He said the plan would match surrounding R-1 lot patterns and noted the homes would be sprinklered as required by fire prevention when secondary access is not provided.
Staff advised the commission that condition revisions were made to require red-curb parking restrictions on portions of the access street and to address secondary access or sprinklers per fire code. With no sustained opposition, the commission forwarded the plan and rezoning to city council for approval and approved the tentative map (Item 11) at the planning commission level where final decision authority applied.
