The commission voted to forward ZN122025 (Diamond MLK Commerce Park) to city council with a recommendation for approval. Applicant Tony Celeste said the request would convert a commercial-zoned 0.9-acre site on Trade Drive to an M-1 Business Park Industrial District as a transition between nearby commercial and heavier industrial uses.
“We're asking to go to M-1. Again, we appreciate staff's recommendation of approval… these are three different buildings about just shy of 3,500 square feet each,” Celeste said while presenting the proposed site plan. Staff told the commission the request complies with the master plan guidance for mixed-use employment areas and recommended approval subject to listed conditions.
Commissioners raised limited questions about access and traffic; staff noted the site has shared access with the adjacent convenience store and car wash and does not anticipate adverse impacts. The commission voted to forward the item to city council with a recommendation for approval.
