The Planning Commission voted to continue consideration of a rezoning and development proposal at 7235 Antioch Road to give staff and the applicant time to address concerns about three‑story buildings along Antioch, parking, open space and several requested deviations.
Staff presented the application seeking RP‑3 zoning to allow a mix of duplexes, triplexes, quadplexes and three‑story buildings on a 4.65‑acre site, proposing 47 units and a lot‑coverage increase to 57.2 percent. Staff noted several deviations and recommended continuance in the staff report to refine amenities and architecture; the commission heard a lengthy public hearing with multiple neighbors detailing worries about parking, pond drainage, and neighborhood compatibility.
Neighbor John Baldwin described parking and circulation risks, saying visitors and service vehicles will use limited alley and garage space, and urged the commission to require stronger visitor‑parking and fence plans. Resident Amy Kesler urged more green space and cited potential property‑value impacts, and multiple neighbors asked for fences or other buffers along stormwater basins to prevent children from accessing concrete channels.
Applicant Matt Kehne and partner Joe Christensen said they are working with staff and neighbors; they proposed removing the northern portion of Mackie Street to create more green space and to rework the three‑story buildings’ roof pitches and materials to reduce perceived massing. Commissioner comments focused on ensuring parking, circulation for emergency access, and the architecture of three‑story buildings along Antioch are resolved. Several commissioners said they prefer more time for those changes rather than a final vote.
Commissioners voted to continue RZ2026‑0007 to the Aug. 10 Planning Commission meeting to allow the applicant to address setbacks, the Mackie Street option, storm‑drain fencing and amenities. The continuance passed 9–0.
The developer indicated willingness to return in 30 days and to work with fire, public works and staff to ensure compliance with building and fire access requirements.
